Understand Your Equity

Home Equity Calculator

Explore how your home's estimated value and outstanding loan balances shape your estimated equity as you plan your next move.

Your home. Your equity.

Understand your current equity position.

Enter your estimated home value and outstanding property debt. Then select Calculate Equity to see the difference between what your home may be worth and what you owe.

Property value & balances

Use your estimate of today’s market value, not the original purchase price.

Outstanding balance on your primary mortgage. Enter 0 if paid off.

Enter the amount currently owed, not the HELOC credit limit.

Other amounts secured by this property. Exclude debts already entered above.

Starting values are examples. Use current balances and count each debt once. Enter 0 for balances that do not apply.

Planning estimate only. This is not an appraisal. Actual equity depends on your home’s market value and verified outstanding balances.

Beyond your mortgage balance

Understand your home equity estimate.

Home equity is the difference between your estimated property value and the debt secured by it. This calculator shows that difference today, along with the percentage of your home’s value it represents.

Your property value

Start with today’s estimate

Use your estimate of the home’s current market value, rather than its original purchase price. The calculator uses the amount you enter; it does not retrieve comparable sales or determine a value for you.

With debt unchanged, every dollar added to the value estimate adds a dollar to estimated equity. A lower value reduces equity by the same amount.

Your outstanding balances

Count all property debt once

Total property debt combines your primary mortgage, second mortgage or HELOC balance, and other property liens. Each amount reduces the equity calculated from your entered home value.

For a HELOC, enter the amount currently owed rather than the available credit limit. Count each balance once and enter zero where none applies. The calculator uses these balances without adding final payoff adjustments.

Your equity snapshot

Read the amount & percentage

Estimated equity equals home value minus total property debt and liens. The equity percentage divides that difference by home value, showing the same position as a share of the property’s estimated worth.

Negative equity means entered debt exceeds value. Equal amounts leave no equity; no entered debt produces 100% equity. These results describe your inputs without assigning a borrowing limit or approval rating.

Compare a few possibilities.

Change one input at a time to see how it affects your equity estimate.

  1. Calculate your starting scenario and note the estimated equity amount and percentage.
  2. Adjust your estimated home value while keeping the entered mortgage balances and liens unchanged.
  3. Select Calculate Equity again and compare the updated results with your starting point.

Estimated equity is not available borrowing capacity or net sale proceeds. Selling costs and final payoff adjustments are excluded. This calculator does not provide an appraisal or project future equity growth.
