Plan Your Purchase

Mortgage Calculator

See how your home price, down payment, and loan terms shape your estimated monthly payment.

Your numbers. Your next step.

Build your monthly payment estimate.

Start with a home price and your financing assumptions. Add estimated taxes, insurance, and association fees, then select Calculate Payment to view your estimate.

Purchase & financing

Use the loan’s interest rate, not APR.

Taxes, insurance & other costs

Enter a lender estimate if applicable. This amount is not calculated automatically.

Starting values are examples, not current rate quotes or property-specific estimates. Enter 0 for costs that do not apply.

Beyond the monthly number

Understand your payment.

Your estimate brings several costs together. Understanding each part makes it easier to compare scenarios and see which numbers still need to be confirmed.

Your financing

Principal & interest

Principal is the money you borrow. Interest is the cost of borrowing it. This portion of the estimate is calculated from your loan amount, interest rate, and loan term.

Changing the home price or down payment changes the amount financed. Changing the rate or term also changes the estimated monthly payment.

Property expenses

Taxes & insurance

The calculator divides your annual property tax and homeowners insurance estimates by 12 to show their monthly equivalents.

These figures depend on the property and your circumstances. Replace the example amounts with estimates for the home you are considering.

Additional costs

HOA & mortgage insurance

Association fees and mortgage insurance are included when you enter them. Use monthly amounts for both fields.

Mortgage insurance is entered manually in this tool. A zero in that field means no mortgage insurance cost has been added to your estimate.

Compare a few possibilities.

Change one assumption at a time to see what makes the difference.

  1. Calculate your starting scenario and note the monthly total.
  2. Adjust the home price, down payment, interest rate, or loan term.
  3. Select Calculate Payment again to compare the updated estimate with your starting point.

Your monthly estimate is one part of your homebuying budget. Closing costs, moving expenses, utilities, maintenance, and other costs not entered in the calculator are separate.

A little more clarity

Questions about your estimate?

Here’s how to interpret the calculator’s results and prepare for a more detailed conversation.

Is this a mortgage quote or preapproval?

No. This calculator provides a planning estimate based on the numbers you enter. It does not review your finances, determine loan eligibility, or provide a financing offer. A lender can review your circumstances and provide loan-specific information.

Are the starting numbers current quotes?

The starting values are examples, not current interest-rate quotes or estimates for a specific property. Replace them with your own assumptions or information provided by your lender, insurance provider, and other relevant sources.

Is mortgage insurance included automatically?

Mortgage insurance is included only when you enter an amount in the Monthly mortgage insurance field. The calculator does not determine whether it is required or calculate the premium automatically.

If the field is set to $0, no mortgage insurance premium is added. Enter your lender’s estimate if it applies.

Does this include every homeownership expense?

The monthly estimate combines principal and interest with the taxes, homeowners insurance, HOA or condo fees, and mortgage insurance you enter.

It does not include closing costs, moving expenses, utilities, maintenance, or costs you have not entered. Your down payment reduces the estimated loan amount; it is not added to the monthly payment.

How do I update my estimate?

After editing your numbers, select Calculate Payment. Your previous estimate stays visible while you edit, so the results won’t change as you type.

Reset example restores the starting inputs. Select Calculate Payment again to calculate an estimate using those values.
