Explore Your Future Equity

Equity Growth Calculator

Explore how changes in your home's value and loan balance could shape your estimated equity over time.

Your equity. Your next step.

See how your home equity could change over time.

Enter your home’s current value, mortgage balance, and assumptions for future value and principal paydown. Then select Calculate Equity Growth to view your projection.

Your starting position

Include all loans secured by the home that you want reflected in this estimate. Enter 0 if paid off.

Your projection assumptions

Your assumption, not a forecast. Use 0 for no change or a negative percentage for declining value.

Amount reducing your loan balance each year, including extra principal payments. Exclude interest, taxes, insurance, and fees.

Starting values are examples. Use your loan statement or amortization schedule to estimate principal paydown.

Planning estimate only. Future values and loan balances depend on market conditions and your actual payments. This is not an appraisal or guaranteed growth.

Beyond your current equity

Understand your equity growth projection.

Your projected equity combines changes in home value with reductions in your loan balance. Understanding these two components helps you see what drives the estimate and which assumptions have the greatest effect.

Your starting position

Current & projected equity

Current equity is your entered home value minus the loan balance. Projected equity uses the future home value and remaining balance at the end of your selected period.

Include all secured loans you want reflected in the balance. The increase or decrease compares projected equity with today’s equity. A negative equity figure means the modeled debt exceeds the home’s value.

Your value assumption

Home value changes over time

The annual home value change is your assumption, not a market forecast. The calculator compounds that percentage each year across your selected 3, 5, 10, or 15-year period.

Enter zero to hold value constant or a negative percentage to model a decline. A longer period compounds the effect; falling value can offset the equity added through principal payments.

Your loan paydown

Principal payments build equity

Annual principal paydown is the dollar amount reducing your balance, including extra principal payments. It excludes interest, taxes, insurance, and fees. The calculator applies the same amount each year.

Total paydown stops at the starting balance, so the projected loan never drops below zero. This is a simplified assumption, not an amortization schedule. Principal payments increase equity using money you contribute.

Compare a few possibilities.

Change one assumption at a time to understand what drives your projected equity.

  1. Calculate your starting scenario and note projected equity and the increase or decrease from today.
  2. Adjust one input, such as annual home value change, annual principal paydown, or the projection period.
  3. Select Calculate Equity Growth again and compare the updated results with your starting point.

Projected equity is not cash proceeds or profit. Selling costs, taxes, and new borrowing are excluded. Future home values and actual principal payments may differ from your assumptions.
